Description: Replacement of the chiller and pumping plant within the hotel while it remained fully operational. Works also included upgrading the existing Johnsons BMS system.

AIR HANDLING PLANT REPLACEMENT

Description: Full replacement of the buildings air handling plant serving all office levels. The on floor mechanical works were carried out at night and over weekends with no disruption to the tenants. Enginuity also looked after the ceiling replacements and general building works associated with the contract.

ESSENTIAL SERVICES & COOLING TOWER PLANT

Description: As principal contractor D & C contractor we assisted in rectifying essential services non conformances that were raised by the City of Sydney Council during an audit of the building. This involved modifying and improving the existing stair pressurisation system, sprinkler works in basement, air handling equipment shutdowns, FIP programming and cooling tower plant refurbishments.

HVAC UPGRADES

Description: Demolition, removal, and replacement of 45 packaged air conditioning units serving the 22-unit industrial Mirvac complex. In addition we installed new DDC controls, upgraded ventilation systems and rectified existing damaged ductwork. The project was successfully completed while all tenancies remained occupied.

HVAC & BMS UPGRADE

Description: Replacement of 15 “floor by floor” water cooled packaged units serving the 8 storey building. Due to the limited height within the building lift all new packaged units supplied by Temperzone in flat pack form. Once existing units were removed from site, we built all new air conditioning units within the plantrooms and had all equipment signed off by Temperzone technicians. Enginuity were also engaged to provide a new building management control system (BMCS) for the whole building.

Description: New air condition and ventilation systems to serve the IVF operating theatre, sterilization, sterile store and cleanup rooms. This included a new BMCS, graded pressure across rooms, HEPA / Carbon filtration, return and supply fans, exhaust systems. As principle contractor Enginuity also carried out the minor building works such as penetrations, waterproofing, ceiling replacements, painting etc.
